Association Information for Buyers and Sellers of Property on Deer Island

Does Deer Island have an HOA?

Deer Island is a political subdivision created by a special act of the Connecticut State Legislature in 1929. We function just like a municipality, so no HOA fees, only real estate taxes to the town of Morris, DIA taxes and also sewer fees to the town of Morris. Deer Island Association taxes and the sewer fees are billed separately from the town of Morris taxes.

What do the association taxes cover?

The taxes paid to Deer Island Association are for the maintenance of the roads, including plowing, which are privately owned by the Association, the tennis/paddleball court, insurance, garbage and recycling pickup, and other miscellaneous association expenses.

You can get info on the Deer Island taxes directly from the Morris tax collector. The amount is different for every property.

Do I get a dock on Bantam Lake with the purchase of a house?

Maybe. Association docks are available to inland property owners. The association keeps a list of people who want a dock space. As one becomes available, it is offered to the first person on the list. If you see a for sale ad that states that a dock is included, it is incorrect.

Does the association have meetings open to the members?

Yes, there are two general membership meetings. The budget meeting is on the Saturday of Memorial Day weekend. The annual meeting, including elections, is on the Saturday of Labor Day weekend. Both are near the tennis court and are dependent on good weather.
